Gleeds looks to future with St Paul’s move

Consultancy Gleeds has moved from Edmund Street to 4 St Paul’s Square, where it has signed up for 3,590 sq ft in the first deal since the building was bought by Aberdeen Asset Management for £18.7m in July.

Gleeds said that the relocation follows a run of success which has seen it deliver contracts such as Greenbank halls of residence for the University of Liverpool, as well as a 25% increase in staff numbers within the last year.

Director for Liverpool Paul Boyle said: “This is a really exciting time for our business following our 10-year anniversary in the city in 2016.

“Not only do we see this as a great investment for the city, we’re also immensely excited about the potential it gives our people. We are investing heavily in expanding our Liverpool business and plan to have doubled the size of our team in the next couple of years. This will further boost our ability to support project delivery within the city region and right across the North West.”

CBRE and Worthington Owen are joint agents on 4 St Paul’s Square. Andrew Owen, director at the latter, said: “Gleeds is a dynamic and ambitious business and will significantly bolster an already impressive portfolio of tenants.

“The quality of accommodation on offer is among the best you will find in Liverpool’s business district and this key letting is indicative of that. We’re seeing lots of interest in the building from a range of potential occupiers and are confident that there will be more lettings to announce in the weeks and months to come.”

Quoting rents at 4 St Paul’s Square are £19.50 per sq ft. Around 36,500 sq ft remains to be let at the 107,000 sq ft building.

Is this a voluntary move? Or is it because their current building is another one for the Liverpool office to flats chopping block? Honeycomb is not empty.

Orleans House still mostly dark at night, with only a few lights on. There is no demand for yet more flats taking the place of workspace.

When will Liverpool council get a grip of this issue? Will they ever?

It’s more complex than that Mike as you and I know. Good letting for St. Paul’s Square I wish Gleeds well. The business district is getting better all the time and moreso now that its links to Princes Dock and the new North Shore business areas are being strengthened….. first schemes to this end on site now….
