Genesis kicks off Sandsfield Way

Construction has started at the Cumbrian housebuilder’s first Carlisle project, which will feature 90 homes, 17 designated as affordable.

Located at the junction of Orton Road and Sandsfield Lane close to the A689, the development will feature houses of two to five bedrooms.

Each home will include solar panels and EV chargers.

As part of the development, Penrith-based Genesis will contribute £520,000 towards local education and improving public spaces, with one benefit the installation of a new footpath connecting Sandsfield Way to Priorwood Close.

The firm has also contributed funds to upgrade existing facilities on the nearby Yewdale Road and Richmond Green, as well as introducing artificial sports pitches across the area.

AFL Architects and Sam Greig Planning advised on design and planning respectively, with consent secured in late 2024. The plans can be viewed on the council’s planning portal, with the reference 23/0148.

John Blue, Genesis Homes’ land and sales director, said: “We’re thrilled to now be on-site at Sandsfield Way, our very first development in Carlisle, and are making real progress on delivering high specification homes in a fantastic location on the edge of Carlisle City Centre. With homes launching in August, we’re already seeing strong interest and expect demand to be high.

“This 90-home development, along with two further sites to come next year, will provide a much-needed range of new homes that suit first-time buyers, young professionals, growing families and retirees.”

The development is situated on the outskirts of Carlisle. Plans for the site include a communal neighbourhood green, and an integrated sustainable urban drainage system.
