GALLERY | Vision unveiled for former MoD Lake District barracks
A 16,000 sq ft community hub, 50 custom-build house plots, and eight holiday homes are proposed to be created on the 11-acre plot off Church Lane near Bootle.
Custom-build housing developer Hugr Homes, along with property group FNS, is seeking to regenerate the now-vacant Cumbria site, formerly a Ministry of Defence barracks dating back to 1942.
The 50 residential plots have been designed to accommodate custom-build housing, where homeowners buy the land in order build their own homes.
Each house must adhere to the Lake District’s design code, which seeks to reinforce the area’s unique heritage.
Artform Architects designed the project, which would also see the creation of eight semi-detached holiday homes. All homes would be wheelchair-friendly with level, car-free access to the community hub.
Proposals for the 16,000 sq ft community hub include a café, co-working space, meeting rooms, exhibition community space. A pool, hydrotherapy pool, gym, and sensory room would also be delivered.
Kate Bellwood Associates is the scheme’s planning consultant. Compass HSC is principal designer.
Also on the project team is landscape architect B2 Landscape Consultancy, civil engineer PSA Design, and principal designer Compass HSC.
A planning application will be submitted for the scheme in the coming weeks.
Jason Eccles, director and co-founder of Artform Architects, said: “Wellbank has the potential to be a ground-breaking project for the Lake District National Park and will transform a disused, former MoD site into a vibrant, mixed-use development with community and sustainability at its heart.
“The proposals will complement the local context and rural landscape whilst bringing much-needed housing, employment use and community facilities to the area.”

And i suppose they’ll all be local occupancy then. In line with LDNPA planning policies.
