Fresh images of Peel’s Pomona Island as plans lodged
Offering up to 2,600 homes, proposals to create an island neighbourhood on the long-vacant 25-acre swathe of land between the Bridgewater Canal and Manchester Ship Canal west of Manchester city centre have taken a significant step forward.
Peel Waters has lodged outline plans for the regeneration of Pomona Island, which forms part of its Manchester Waters masterplan.
As well as more than 2,500 homes in buildings up to 35 storeys, the project proposes a 200-bed hotel, 750,000 sq ft of office space, and significant acres of public open space, including a five-acre riverside park.
After a four-year pause, Peel resurrected plans for the site earlier this year, holding a public consultation on its vision for a mixed-use neighbourhood.
Peel is working alongside Jon Matthews Architects, Re-form Landscape Architects, and Turley to bring forward the scheme’s application.

Leigh Thomas, development director at Peel Waters, commented: “Submitting the outline planning application is a significant step forward in delivering our vision for Manchester Waters.
“This masterplan will open up Pomona Island to the public for the first time in decades, creating a unique island neighbourhood with parks and recreation space for future visitors, residents and workers to enjoy, whilst ensuring there is a housing option for all incomes and ages.
“With support from partners and stakeholders, over 1,000 of these much-needed new homes could be completed at Manchester Waters in the next five years – which is a really exciting prospect.”
He added: “We’re grateful to everyone who took part in the Manchester Waters consultation and shared their ideas. Their feedback has helped shape plans that will deliver the new homes Trafford and Greater Manchester need, alongside green spaces and amenities for the whole community.”




Still bemused as to why a site with a west facing river frontage has a line of 6 apartment blocks with near windowless gable elevations facing onto it – Waterside living, but sweeping views of… your neighbours across.

Salford and Trafford councils need to pull together to get Peel to pay for a bridge connecting Ordsall and Cornbrook. It would bring significant benefits to the Salford side of the canal, placing Ordsall just a few minute’s walk from one of Metrolink’s biggest hubs, while tying together the two developing sides of Manchester’s waterfront.

Boring, bland, uninspiring, predictable, architecture. Cram as many apartment blocks on to Pomona as you can. 6 apartment blocks side on to the water all in a row. All Peel had to do was to go to the Scandanavian countries to see how they create fantastic looking architecture and mixed use developments on their waterfronts.

Totally agree with Anonymous 10.37. It baffles me that the buildings are oriented mostly to face inward on each other, instead of the water view. Why would you not maximise that opportunity?

Definitely agree about a footbridge. Peel will fight tooth and nail to avoid making any kind of provision for it but TBC should enforce it as a condition as part of any planning consent. Simple as that.

With the scale of development (towers on both sides) of the river there desperately needs a footbridge to connect Manchester and Salford. No one wants to live on a build to rent Alcatraz with no pedestrian links.

Seen comments about connecting to Ordsall. Why would the developer extend access, it’s not an attractive option for the new potential homeowners at Pomona

They still Didn’t add 3 more towers 45+ storeys! Wasted Opportunity, this had the potential to be The Canary Wharf of the North, and Instead they added more ugly Mid rise blocks to the development, I like the towers tho but Needs more Roads and Greenery

Agree with @Giant skyscraper fan, We expected higher rises in this development instead we got more ugly blocks, we expected more greenery and tall towers and roads, instead we got this….. Maybe Peel should step down and let some else transform this…

Pls remove those 6 ugly windowless blocks with Residential blocks as tall as 28 storeys and Replace the lowest one with a very tall tower with an observation floor like the Landmark in 22 bishops Gate in London, Manchester needs a Signature tower with a Observation view that people will come a tour from around the world

What really needs to also happen is for the Mayor to designate Pomona as a Mayoral Development Corporation as it straddles multiple boroughs and is a strategic site. I have absolutely zero confidence in Trafford Council and Peel to bring out the full potential of this site, and these renders only validate what little confidence I have. Zero visionaries at either of those two organisations

All the councils go on about climate change then don’t buy this land off Peel and make it into the green lung and like people have said allow a non water facing development just so Peel can get more apartments; let them go higher but for a better development and a bridge

As already commented, why would you build 7-8 buildings so they would look at each other, instead of taking full advantage of the very unique setting of a duel aspect water front. Madness, in what world does Peel think people would prefer to look in to each others living rooms than be able to watch wildlife and enjoy river views. It would make more sense to change the orientation and increase the height of some of the buildings so everyone gets a view and there’s more housing. They should look to Toronto’s lakeside for ideas.

@TJL – of course a bridge would be an attractive feature for residents of Pomona. Many of them will have friends, family or wish to visit businesses or recreation opportunities on the opposite bank or in the wider Ordsall or Salford Quays area in which case a direct link makes access very much quicker and more convenient. A link bridge is a no brainer and Peel should be compelled to provide passive provision at the very least.

Needs a bridge, so Ordsall folk can get to cornbrook tram station , it’s ridiculous that is was never built when cornbrook tram station was opened, if this was in Germany no question if would have been built. Plus it’s extra customers for cafes and bars opening in the development, and creates better links between Salford and Manchester.

Unpopular opinion but that site should’ve been turned into a full public park to become Manchester’s Central Park with cafes, outdoor spaces and all sorts. It could’ve been worldclass but instead we’ll get overpriced flats… its like the only typology that exists in this country are residential
