Four sign at Chamberhall

Developer St Modwen has agreed deals totalling more than 40,000 sq ft at its Bury business park, following completion of construction this summer.

Local carpet wholesaler Capper Sharrock is to occupy 26,000 sq ft on a 10-year lease, while Motion Industries, which specialises in bearings and power transmission products, has purchased a long leasehold interest in a 7,500 sq ft unit.

Social enterprise Ability Tec, which delivers contract electronics through its majority-disabled workforce, has also taken 7,500 sq ft, agreeing a 10-year deal.

Watercooler specialist Bollin Valley has signed for a 2,500 sq ft unit at the site, while a second 2,500 sq ft unit has been purchased privately. A long leasehold interest had already been agreed with hose maker Burgaflex for 19,290 sq ft, leaving four 11,000 sq t units available through joint agents Knight Frank and Nolan Redshaw within the built-out first phase at the 17-acre site.

Gemma Butler, asset manager at St Modwen, said: “To see Chamberhall reach over 70% occupation this soon after construction shows confidence in the market and reaffirms our decision to speculatively deliver this first phase. It’s incredible to see the variety of businesses that can now call Chamberhall home and we wish them all the success as they establish themselves here.”
