Flood submits Old Trafford flats proposal

Brendan Flood’s Cole Waterhouse has submitted a planning application for 354 apartments to Trafford Council.

No 1 Old Trafford Wharf would occupy a prominent position next to the new Trafford Park Metrolink line, currently under construction.

The proposed scheme would deliver a mix of residential and commercial spaces, with retail units planned on the ground floor along with parking and cycle storage for residents. The development would also incorporate a communal podium garden and a roof terrace.

The two blocks will stand at 18 and 15 storeys and will be among the highest in Trafford Park. The brick storage and distribution warehouse currently on site is to be demolished, altering the view from the grade two-listed Trafford Road bridge.

The development would be next to the Trafford Telephone Exchange and Victoria Warehouse and two 18m chain sculptures known as Sky Hooks.

Transport for Greater Manchester have proposed a pedestrianised zone to the north of the site, closing off Wharf End Road. Access to No 1 Old Trafford would be diverted to other points along Trafford Wharf Road if pedestrianisation goes ahead.

Brendan Flood’s nephew, Damian Flood, is also a director of Cole Waterhouse along with Roderick Priestley and Gregory Ritchie. Cole Waterhouse is partly owned by the Flood family’s Real Estate Group.

Brendan Flood is also involved in the St Michael’s development with Gary Neville and Ryan Giggs.

The design team includes 5plus Architects; planning consultant Paul Butler Associates; project manager and cost consultant Mace Group; landscape architect Exterior Architecture; civil and structural engineer Renaissance Associates; service engineer Crookes Walker Consulting; transport consultant SCP Transport; Design Fire Consultants; light consultant GrayScanlanHill; environmental advisor Urban Greenspace; acoustics consultant Hann Tucker; ecological consultant Rachel Hacking Ecology and Redmore Environmental.
