First tenant secured at Manor Point
Cheshire-based property firm Aus-Bore has secured Screwfix as its first tenant at the speculative business park in Holmes Chapel.
Screwfix is set to take 4,200 sq ft in the first phase of the development and has agreed to take a 10-year lease.
Quoting rental levels for the scheme are £10/ sq ft.
Work has begun on the first phase, which will comprise of 77,250 sq ft when complete in June. The units will range in size from 1,900 sq ft to 31,400 sq ft.
Manor Point aims to attract tenants for a mix of trade counter, storage and distribution, retail, leisure, medical and e-commerce usage.
Architect C4 Consulting and The Planning Studio have worked with Aus-Bore on plans for the development, which is to be built on the former Manor Business Park. The site’s older industrial buildings have been demolished and the site is mostly scrubland.
The lead contractor is Pioneer.

“We have already had significant interest from a number of other potential occupiers and hope to announce further lettings soon.”
Williams Sillitoe and Savills are the retained joint letting agents for the scheme.
