First look at C&C’s Bolton gateway plans 

The developer is working with architect Shedkm to draw up plans for around 160 homes across four sites close to the town’s interchange and railway station. 

Capital&Centric, which was selected to develop the 6.2 acres of Bolton town centre land by the council earlier this year, is planning to submit a planning application later this year.

The developer has released the first image of what the homes might look like. 

One of the four sites C&C is reworking as part of its Neighbourhood Bolton masterplan is located on the corner of Trinity Street and Bradshawgate and was previously known as Trinity Gateway. 

Developer Midia – which later became Granite Turner – had plans for a 20-storey residential tower comprising 144 apartments on the site approved in 2019 but work never started. 

C&C is aiming to “dismantle pre-conceived ideas of what suburban communities should look like”, according to director Richard Spackman. 

“People really want to see housing prioritised on brownfield plots, alleviating pressure on the Green Belt, but think the only choices are the same old estates we have seen for decades.

“With Neighbourhood: Bolton we’re really questioning what makes a modern and inclusive community.” 

 He added: “People have had really poor experiences of both the standard of homes, the service they get and the overall vibe of new build communities. That’s something that has to be addressed.” 

Neighbourhood Bolton is expected to include one-, to four-bedroom homes and encourage multigenerational living and a diverse and inclusive community, according to the developer.  

Elsewhere in Bolton, C&C is also progressing plans to redevelop Farnworth town centre.  

The developer’s other schemes include the redevelopment of Littlewood Studios in Liverpool and the transformation of Weir Mill in Stockport.

160 homes across 4 acres is an extremely poor use of town centre land. This is not going provide anywhere near enough footfall to regenerate Bolton town centre or support local businesses. Very dissappointing, low densities and low ambitions.

Frankly, any money spent redeveloping Bolton has to be a good thing! Whether Bolton is ready for such a contemporary looking build, is another question. Personally, I think its a good thing. It’s time to start pushing the envelope.

Was sort of hoping for a little better from C&C is this really what Bolton town centre needs? The plot by the railway station should be apartments. I get that they want to be different and stand out from your standard house builder… but red clad houses? surely using local classic materials you could make something really special.

It says there will be one bedroom houses which is unusual, I’ve only seen that in apartments in the UK but in Sweden Norway and Netherlands we have this much more. I understand this is expensive to do, so not sure it can be achieved in Bolton

Just what Bolton needs visionary idea for the future. To improve a faultering town center stuck in the early 19th century. Just make sure we get value for our money without dodgy deals of the past that have wasted so mutch.
