FI Property Group submits plans for 756,000 sq ft Stockport industrial

The developer is seeking outline consent for a 55-acre extension to Bredbury Industrial Estate.

FI Property Group has submitted a hybrid application for the scheme, which seeks full permission for associated infrastructure work including highways and site enabling.

Outline consent is sought for the built elements, totalling 756,000 sq ft of industrial accommodation.

The Chorley-based developer acquired the Bredbury Gateway site in 2024 after a previous bid for a 1m sq ft scheme from Quorum was rejected by Stockport Council 2021.

Quorum’s scheme was refused against officer recommendations in part due to its impact on the Green Belt. However, the updated proposals validated this month come with the assertion that the site meets the criteria for Grey Belt.

FI’s scheme would feature seven units ranging from 60,000 sq ft to 200,000 sq ft. Land between the proposed development and the River Tame would be retained as an ecological buffer.

Plan Red is advising on planning matters and MCAU is the architect.

Tim Knowles, founder and managing director at FI Property Group, said: “Following our second public consultation earlier this year, we’ve carefully considered all
feedback from the community, and we’re delighted to now move forward with plans for Bredbury Park, bringing social impact and community value to the fore.

“Our goal is to create an environment that not only meets the needs of businesses, but also enriches the local community, providing opportunities for people to access green space and community facilities to support health and wellbeing, as well as delivering employment and skills opportunities.

“We look forward to continuing to work closely with Stockport Council and local stakeholders to deliver a scheme that supports regional economic growth. This is a long-term investment in Stockport, and we’re proud to be bringing forward a development that balances commercial success with environmental responsibility and lasting community benefit.”

Let us start calculating in Square Yards (close to meters) instead of Square Foots. Who understands what hundreds of thousands of Square Feet mean? Is it a lot or not a lot?
