Final handover for Angel Gardens

Caddick Construction has completed work on the £154m Moda Angel Gardens build-to-rent scheme in Manchester.

The contractor, part of the Caddick Group, has officially handed over the 35-storey Noma project, at the junction of Rochdale Road and Miller Street, to its sister company Moda Living.

Caddick took over the contract in 2018 after original builder Carillion went into liquidation. Lower blocks within the project have ben handed over in phases from last October.

Along with 466 apartments ranging from studios to three-beds, the build-to-rent project includes 20,000 sq. ft of commercial space. Amenities include co-working space, a 24-hour gym, library, cinema room and a multi-use roof terrace including a football pitch.

Moda’s partner on the project is Apache Capital Partners, and it was backed by an £85m development loan from German bank Deutsche Pfandbriefbank.

Adrian Dobson, managing director of Caddick Construction, said: “This has been a momentous scheme in every sense; from its size and quality of the build right through to the physical contribution it is making on a gateway district of Manchester’s city centre.”

The scheme’s delivery architect was Ryder Architecture, with structural engineering provided by Burohappold Engineering. The project’s quantity surveyor was Spring & Co. It was designed by HAUS in conjunction with Fuse.

The Moda Living/Apache partnership is also building The Lexington in Liverpool, a 34-storey tower on Liverpool Waters that will deliver 325 homes and topped out in August.
