Final deals secured for St James’ House

St James' House on Charlotte Street in Manchester is now fully let after a firm of solicitors and a consultant engineer became the last tenants to sign to the building.

Russell Jones & Walker Solicitors and consultant engineers Norman Disney & Young have completed deals for the 90,000 sq ft, 16 storey building in Manchester city centre.

Ten-year leases on 13,500 sq ft and 2,850 sq ft respectively were agreed for the property. The rental price for the buildings rents is around £18.50/sq ft.

Following the building's refurbishment and re-cladding, it has taken just 18 months for the building to become fully let, with tenants including Jardine Lloyd Thompson, Xceli Recruitment and Cattles Invoice Financing.

St James' House was acquired by Charlotte Street Properties in 2003, which added another 26,000 sq ft and carried out the extensive refurbishment work.

Lambert Smith Hampton and WHR Property Consultants are the joint letting agents.
