Software company signs for Manchester office

OneFile has agreed a lease for 5,000 sq ft on the sixth floor of Catella Apam’s Cornerblock building on Quay Street.

The lease follows Apam’s refurbishment of the six-storey building, which concluded in September.

Andrew Day, senior asset manager at Apam, described the refurbishment as “extensive” and added that it included adding amenities so that the space could be in line with market demand.

The refurbishment “typifies the ongoing investment we make into our assets throughout the portfolio,” Day said.

OneFile specialises in creating learning and development software. The tech company will share the sixth floor of Cornerblock with Search Consultancy, Arch Europe, and Ingenious Legal.

Savills acted for Apam in the deal, while JLL represented OneFile.

“We continue to see occupiers seeking good quality, fully fitted space and APAM has a track record of meeting these occupier demands,” said Daniel Barnes, a director in Savills’ office agency team.

“OneFile is a great fit in this high-quality, modern workspace in the heart of Manchester’s burgeoning digital and tech sector,” Barnes said.

Apam purchased Cornerblock on behalf of Britannia A/S in October 2020. The building is nearly full, according to Day, but there is still space for those interested in joining its community of tech, digital and creative businesses.

“The last remaining plug-and-play space available at Cornerblock represents a very exciting opportunity for tenants to occupy space in a newly refurbished scheme alongside a diverse mix of existing tenants,” Day said.
