Feelers out for 3.9m sq ft Flintshire industrial

Etonbrook Andrews has submitted a request for a screening opinion to the local authority, indicating its desire to bring forward seven industrial units across two parcels of the 22.8-acre site.

The larger southern parcel would provide up to 250,000 sq ft of floorspace across five units, and the northern parcel would accommodate two units spanning 135,300 sq ft.

Units would range in size from 25,800 sq ft to 77,900 sq ft and are expected to be built and ready for use by autumn 2026 after an 18-month construction programme.

Pace Architecture has drawn up initial plans with Portal Construction North West also on board as a delivery partner for the site off Manor Lane in Hawarden.

According to the screening opinion compiled by SLR and conducted by Flintshire Council, an EIA is not required for the site to be developed.

The application was assisted by E3P.
