February start for 65 affordable Middlewich homes

Armed with approval from Cheshire East Council’s planning committee, developer Breck is gearing up to begin construction on the neighbourhood on 5.6 acres on either side of Croxton Lane for Great Places Housing Group.

The Walton Summit-based developer’s application included 16 one-bed, 29 two-bed, 18 three-bed, and two four-bed homes, as well as a play area. The homes will be a mix of affordable rent and shared ownership. If work can start in February, the developer has a target completion in 2027 for the project.

Cheshire East Council’s southern planning committee approved the Middlewich proposal at its meeting on Wednesday. It was not the first time the site was given planning permission – Brenig Construction and Anwyl Land had gotten approval for 52 homes on the plot last November.

Breck purchased the site from Anwyl Land in December 2023, submitting plans for 74 homes. That was decreased to 65 after discussions with the planning department.

Regarding the project, Breck director Andy Garnett said: “There is a real demand for quality affordable housing in the Middlewich and Cheshire area, particularly for smaller two- to three-bedroom properties, and this development has been brought forward specifically with this local need in mind.”

Garnett continued: “Half of the properties will be available for shared ownership, meaning this new development will not only create a new community, giving local individuals, couples and families a new place to call home, but will also mean many will have an opportunity to own their property, something they otherwise may not have been able to.”

Breck has been busy in Cheshire. In addition to the project in Middlewich, the developer is delivering more than 100 homes for Torus in Crewe and 205 in Winsford for Jigsaw. Looking across the North, Breck has a pipeline of 1,300 homes.

Mosaic Town Planning is the planner for the scheme. The project team includes Ramboll, Land Research Associates, Brownfield Solutions, REFA, UES, Betts Hydro, Ironside Farrar, Fenix Heritage, TPM, Hepworth Acoustics, Eddisons, EnviroSolution, and Tree Solutions.
