Developer hopes for mixed-use Fulwood win
Austringer Capital hopes to create retail, indistrial and flexible office space adjacent to the Fulwood Central retail park, in the northern Preston suburb.
The site in question is allocated for employment and is around 8.4 acres and sits to the north of Oliver’s Place It currently houses a large industrial unit currently occupied by Parkinson Haulage, which is relocating to South Ribble.
Businesses currently trading from Fulwood Central include Aldo, B&M, ExtraCare, Indigo Sun, Greggs, Costa, Subway and Burger King.
As pointed out in Austringer’s application, the full extent of consented space at the scheme has not been built out, suggesting that a further 10,000 sq ft of retail and 15,000 sq ft of leisure could be developed within extant permissions.
Locally-registered developer Austringer, which is advised by PWA Planning, has put forward plans for a development of three zones/phases, to add to the seven retail and two drive-through units at Fulwood Central.
At Zone A2, it proposes 10,000 sq ft of food or discount convenience retail, along with two “comparison goods” retail units, a storage facility of 57,000 sq ft, a gym and 26,000 sq ft of indoor leisure.
Zone B is billed as a container park, to include food & beverage, retail, co-working space and leisure, the combined total space being around 37,000 sq ft.
Zone C is to accommodate mixed/flexible employment space for small businesses: 32 units accounting for a combined 25,000 sq ft, 14 units of around 970 sq ft each; one unit of 2,690 sq ft, and four units of 4,000 sq ft each. Total employment space within the plan comes to around 138,000 sq ft.
The application includes a total of 747 car parking spaces, with other elements including improved footways along Eastway and a new link from the site to the Guild Wheel.
Preston’s planning committee meets on Thursday.
This would be absolutely great as there is not much local for families especially with all the new houses being built, a step in the right direction! maybe someone needs to make plans for a few new schools and GP surgeries also
