Densification afoot for Wythenshawe social housing sites
Wythenshawe Community Housing Group wants to knock down some of its older stock and deliver around 320 homes across two sites.
The Edwards Court and Birch Tree Court tower blocks off Rowlandsway, which comprise a combined 172 flats, could be flattened to pave the way for 200 new homes.
Meanwhile, WCHG also wants to clear Frank Price Court, Henfield Walk, and Tenterden Walk – located off Cornfield Drive and comprising 90 flats – and build 120 homes. Overall, the two projects would result in a net increase of around 60 units.
The housing replacement project sits apart from the reinvention of Wythenshawe town centre, which is being taken forward by a joint venture featuring Manchester City Council and Muse.
The housing association is seeking an architect to lead on the design of the two developments and will favour a practice with experience navigating the Building Safety Regulator.
Tender documents accompanying the opportunity state that WCHG is “considering the future of some of [its] older homes, which are some of the lowest performing homes and least likely to be sustainable in the future”.
Edwards Court, Birch Tree Court, Frank Price Court, Henfield Walk, and Tenterden Walk “may be demolished and replaced as part of a comprehensive regeneration programme”, the documents add.
WCHG was contacted for comment.
The housing group recently secured consent for a three new-build schemes as part of the regeneration of Wythenshawe, working in partnership with developer Muse and Manchester City Council.


When do you plan to notify the tenants who live in these and the surrounding properties? Reading it on here that your home may be being demolished rather than from your landlord or Manchestet city council speaks volumes as usual.

Very good news if WCHG leading on it ensures the new homes can be retained as social housing.
Prices/private rents have soared in recent years across most of Wythenshawe even though considerable deprivation remains, while Labour has inexplicably let Right to Buy continue to delete social housing stock, particularly family-sized homes.

A media article about the future of Birch Tree and Edwards Court has been published
online. We wanted to contact you directly to provide clear information and invite you to speak with us in person.
As part of the wider regeneration of Wythenshawe Town Centre, we are currently
exploring a range of options for how we can deliver more new, high-quality social
rent homes in the area. This includes looking at whether Birch Tree and Edwards
Court, may be suitable for refurbishment or redevelopment.
At this stage, no decisions have been made. We are carrying out work to better
understand what may be possible and what options could deliver the best outcomes for
residents, the community and the wider area.
We want to reassure you that residents will be fully involved and supported throughout this process.
Before any decisions are taken, we will work closely with you to ensure your
views, concerns and priorities are heard and considered.

Not making any sence, knocking down homes, to build homes ! we need green space, somewhere the older children can go like an adventure playground, we also need decent shops like the Range, Aldi, Lidl and no more fast food places. You probabley wont take any notice of the people of Wythenshawe
