Data centre power solutions firm signs for 140,000 sq ft in Haydock

AVK SEG has signed a 15-year lease on Fieldstone Developments’ shed at Junction 23 of the M6, which completed in February.

Headquartered in Maidenhead, AVK will pay Fieldstone £12.50 for each of St Helens unit’s 140,000 sq ft, setting a new record rent for a North West unit larger than 100,000 sq ft, according to B8RE, which advised the landlord.

AVK specialises in designing and maintaining innovative power solutions for data centres including microgrids and battery storage facilities. The firm was unrepresented on the deal.

Jon Thorne, Director at B8RE, joint letting agents with Colliers, commented: “AVK’s requirement was clear: to secure a high-quality, statement facility to establish its presence in the region.

“Haydock 140 provides the ideal platform to support its continued growth and long-term ambitions, and we are pleased to have secured such an ambitious and fast-growing business as the occupier.”

The scheme sits within the wider Haydock Green Industrial Estate next to Movianto’s 338,000 sq ft base, which was acquired by Clarion Capital Partners from Warrington Council for £50.8m last year.

The Movianto deal was a pre-let and Tim Webber, chairman of Barnfield Construction, said the decision to build out Haydock 140 speculatively had paid off.

“We took the considered decision to speculatively deliver a state-of-the-art logistics facility capable of attracting a high-calibre occupier.

“The strength of the location, combined with the quality of design and specification, has proven compelling, and securing AVK underlines both the depth of demand and the long-term appeal of Haydock as a strategic distribution location.”
