Dantzic redevelopment starts

Russells Construction has begun work at Dantzic as Hermes Investment Management, now sole owner of NOMA, looks to capitalise on the lack of supply in central Manchester’s office market.

The redevelopment of the grade two-listed building is due for completion by 2019, and will see the structure stripped back to provide loft-style workspace, designed to appeal to creative industries. Once complete, it will offer 45,000 sq ft across seven floors.

Dantzic sits at the junction of Dantzic Street and Hanover Street, overlooking the Sadler’s Yard public square. Within the 20-acre NOMA district, It is a neighbour to the 70,000 sq ft Federation, where Russells completed redevelopment last year before the building was occupied in full by Co-op Digital; and Hanover, where online retail giant Amazon is tipped to take up to 70,000 sq ft of the 90,000 sq ft total.

Ian Cody, director of asset management at Hermes, said: “This year will be busy for NOMA, with Dantzic starting on site and Hanover nearing completion. The two buildings will provide much needed office space in Manchester city centre and will help underpin our ambition for NOMA to become the UK’s leading innovation district.”

Hermes said that in total, NOMA will provide 2.5m sq ft of office space at various price points alongside residential, retail and leisure space. Colliers International and JLL are joint letting agents for NOMA’s office space.

Peter Gallagher, director at Colliers, said: “Demand for quality office space in Manchester stands at an all-time high, but occupiers still want somewhere quirky and unique to base themselves, and period properties like Dantzic are typically very appealing.”

Sheppard Robson is the scheme’s architect and Workman is the project manager.
