Crown Prosecution Service expands into 22,000 sq ft at Sunlight House

The seventh and part of the eighth floors of the 210,000 sq ft Manchester block have been let to the government department, enabling it to move from the fourth and fifth floors to take up more space.

Market sources close to Place North West identified the Crown Prosecution Service as the tenant moving into 22,000 sq ft across two floors.

Found off Quay Street, the grade two-listed building’s £35m refurbishment, led by Karrev and executed by MYCO Interiors, has almost reached completion.

The lease was finalised before the office’s practical completion and was negotiated between the Government Property Agency and client-side agent BNP Paribas.

Sunlight House, built in 1932, has an EPC B rating and is working towards a BREEAM Excellent certification.

Energy-efficient LED lighting, efficient heating and cooling systems, and rooftop PV panels have all been added to the building.

In addition, a cycle store, showers, a gym, and a yoga studio will be provided to tenants when the reset officially completes in September this year and its doors open.

No other tenants have signed leases, but it is expected that more will sign on before Sunlight House opens.

Karrev, acquired Sunlight House from Aberdeen in 2022, a deal valued at £42m.

In July 2023, Karrev was given consent by Manchester City Council for a substantial heritage-led overhaul of the block.

Completion of the revamp had originally been scheduled for April this year, but Karrev now expects to finish in September.

Julian Buronfosse, managing director at Karrev, said: “Securing a substantial letting is a significant milestone.

“It demonstrates the market’s appetite for premium, character-led workspaces. It’s rewarding to see such an important public institution reaffirm its commitment to the city centre and this address.

“Additional major signings should occur in the coming weeks, enabling Sunlight to host clients ranging from startups to established international companies and local players.”

Once complete, Sunlight House will provide a range of workspace options, including full-floor offices and fully furnished studios.

The acting agents for Sunlight House are CBRE, JLL, and OBI.

ok so they are moving from 2 floors into a floor and a half? how is this deemed as good news?

CPS have been resident for over 30 years in Sunlight House. It’s a shame it’s lost its character and staff who cared for the building.

To bemused – the article clearly states that they are taking up more space, which presumably is due to the layout of the floors.
