Crompton proposes next phase of Burscough mixed-use masterplan
Two sites, including the runway of the former HMS Ringtail Airfield, are to be redeveloped into hundreds of homes and hundreds of thousands of sq ft of employment space.
Overall, the next phase of Crompton Property Developments’ Burscough masterplan comprises 48 acres.
Two applications for the project are being worked up and will be submitted to West Lancashire Council in due course.
The 48-acre runway Green Belt plot is earmarked for industrial space. Full consent is sought for an initial 217,000 sq ft of shed space on 19 acres of the wider site. Access for this part of the development will be taken from Ringtail Court to the north and Tollgate Road to the east.
Outline permission for an as-yet undetermined amount of industrial floorspace has been requested on the remaining 28 acres.
The 11-acre eastern plot, located south of Dakota Way, is the subject of plans for 200 homes. This plot forms part of the 180-acre Yew Tree Farm Strategic Development Site, which secured outline approval for 580 homes, 150,000 sq ft of employment space, and a local centre in 2017. Much of this masterplan has been built out.
Lichfields is advising Crompton on its proposals.

Schools are oversubscribed already, health practices and dentists are over subscribed. The road between the M6 and Burscough is already overloaded with HGVS which can just about pass each other, and the roads partly due to the HGVs are in some of the worst states ive seen in the northwest.

This needs to stop. Just greed, no new schools,4 doctors for all Burscough residents. 2 dentists. It’s just ridiculous. Leave our green belt alone
The roads and drains cannot take these extra homes.
If the council want more money make these landlords with hundreds of students accommodation pay council tax.
The roads in Burscough are awful. There will no doubt be more traffic lights and disruption. As if we haven’t had enough.

Might be OK provided the M58 has a new artery road ending within Burscough Industrial Estate. Also, they include increasing capacity for all services BEFORE starting proposed changes. If not, the consequences will be gridlock – nothing new there then?

At least it’s a scheme not in Skem, which is odd for this council. All we get in this town is housing filling in our green spaces yet no improvement in access to GP, dental, or other vital services.
