Crewe Holiday Inn Express put on market for £3.5m

Owner Wildes Group is selling the 114-year leasehold of the 64-bed hotel located within a five-minute walk of the Crewe railway station.

Christie & Co has been appointed to market the three-storey property, which is situated off Macon Way.

In 2019, the Holiday Inn Express had a turnover of more than £1m and a turnover of more than £978,000 in 2020. During those years the property had a gross profit of around £762,600 and £695,000 respectively.

Most of the guests at the Holiday Inn are travelling for business, with the hotel benefiting from the close proximity to the train station. Around 20% of guests are visiting for leisure purposes.

The 27,5000 sq ft hotel boasts a 50-cover bar and restaurant and several meeting rooms. The largest is the Francis Webb Suite which can accommodate 70 delegates.

There is also a car park with spaces for 42 vehicles.

“This is a great opportunity to acquire a profitable regional hotel,” said Tom O’Malley, associate director of hospitality at Christie & Co. “The business is currently thriving due to most hotels in the area currently being used for alternate use, leaving this hotel as one of the few in operation.”

The property’s leasehold is for 125 years starting from 2011. The annual rent for the leasehold is £30,000. This is reviewed every five years and is linked to the retail price index. The maximum possible increase each year is 2.5%.

The hotel’s franchise with Holiday Inn is valid for ten more years.
