Create returns with revised Trafford hotel 

After its proposals for a nine-storey, 197-bedroom hotel off Barton Road were refused by Trafford Council in September, the developer has tweaked the scheme, proposing a scaled-back seven-storey building with 147 bedrooms. 

The council’s planning committee opted not to approve the application two months ago – against officers’ recommendations – citing concerns over parking provision. 

In its revised proposals, Create Developments has increased the number of parking spaces to 147 from 127, reduced the overall size of the hotel to 10,300 sq ft, from 12,000 sq ft initially. 

The hotel, earmarked to be operated under Hilton’s Hampton brand, would be located on a 1.1-acre site next to Junction 9 of the M60, known as Lostock Circle. 

AEW Architects has designed the scheme, which would sit close to the existing Circle Court apartment building owned by Trafford Housing Trust. Iceni Projects is the planning consultant. 

Developers Peel L&P and Intu Properties had opposed the earlier iteration of the development due to concerns over the suitability of the location for the scheme. 

The parties had argued at various points that other locations in the area would be more appropriate, such as a site within Peel L&P’s own Trafford Waters holding that has outline consent for a hotel of up to 300 rooms.
