Create kicks off next stage of Discovery Quay

The £30m second phase of Create Construction and Bricks Capital’s student accommodation project in Salford, comprising 457 bedrooms in a 15-storey building, has won approval as the first phase completes.

Create Construction as the main contractor, and Bricks Capital, a private property investor specialising in the hotel, student and co-living sectors, have been building the £27m first phase of the Discovery Quay project over the past two years – a 13-storey block containing 402 bedrooms.

Now, Salford City Council has granted consent for the second phase and Create expects to start work on site in the coming weeks.

The whole scheme, designed by KKA Architecture and located in Salford Quays close to Media City and the Lowry Centre, will deliver 859 student bedrooms with the potential for an additional block containing more apartments as part of a third phase for which a planning application has yet to be lodged.

Bricks Capital has the rights to develop the site, which includes an unused and derelict surface car park, as part of its commercial arrangement with landowner Peel L&P.

The first phase of the project is expected to be ready to receive the first guests this month. It comprises a 75%-25% split between club suites and shared apartments.

The building will also provide a coffee shop, gym, library, lounge, media and gaming area, and a double-storey ‘Festival Zone’.

The second phase will offer 457 student beds, as well as communal and lounge spaces, doubling the scheme’s footprint with an additional 41,000 sq ft.

The proposed building has a “basket weave façade and eye-catching coloured panels”, complementing those used in the first phase, according to the developer.

Work is due to start on site this autumn and completion is expected in the third quarter of 2022, in time for the influx of students studying at Salford and Manchester iniversities and other Higher Education institutions in the area.
