Countryside seeks consent for 500 Warrington homes

The housebuilder’s Peel Hall development will deliver around 1,200 properties in total once complete.

The 500 homes Countryside is seeking approval for when Warrington Council’s planning committee meets next week is the second phase of the project.

The principle of development on the plot is already well established. Outline planning permission was granted by the Secretary of State in November 2021 for a mixed-use development on the wider 170-acre site.

Countryside and JV partner Torus acquired the site from Satnam Investments for more than £100m in 2023 and the first 400 homes were approved by Warrington Council last year and are on site.

Phase two proposes 344 market sale homes and 157 available on affordable tenures. Future residents will have two-, three-, and four-bed properties to choose from.

Approved by the last government AFTER planning permission was refused by the Supreme Court on appeal. What a suprise. The ruling of the courts didn’t apply to the Tory government

Really wish it was left as it was when I was a kid, so the kids have a place to more than just play on a poor attempt of a metal park ‘thing ‘. E.g. a motor bike track, plus in doing a track stops riding the streets as kids from poorer families are prone to do through boredom.

Need to improve infrastructure in Warrington before building anymore homes road network not fit for purpose hospital not improved or enlarged to keep up with massively swollen population and all other services overloaded already too much for this debt ridden council.

First comment is incorrect the Courts quashed the initial appeal refusal decision. A second public inquiry was held and this time it was approved. Courts never refused anything.

There is no infrastructure around this area to accommodate that number of houses. Its a nightmare trying to go to work now. It take over 30 minutes for a 8 minute journey to my place of work.
Also if there has been an accident on the M6, M62 the whole place is gridlocked for hours. We have lived in Cinnamon Brow for over 30 years and the volume of traffic now is ridiculous.

More prime farmland disappearing. What happened to food security. Once it’s gone, it’s gone forever.
All these ‘developers’ are concerned with is making money and laughing all the way to the bank.

I don’t disagree ro new houses but to ask Warrington borough Council for planning permission. Why can’t they be held responsible for the painting of the swing bridges has part of the deal
