Contested Trafford hotel refused

A proposed nine-storey Hampton by Hilton hotel close to the Trafford Centre, to which Peel L&P and Intu Properties had objected, has been unanimously refused against officers’ recommendations, over parking concerns. 

The 197-bedroom hotel scheme brought by developer Create Developments would have occupied a 1.1-acre site next to Junction 9 of the M60, known as Lostock Circle, off Barton Road. 

The plans had been due to be considered at a committee meeting in April but were deferred to a later date. 

At yesterday’s meeting, councillors expressed concerns over the lack of parking provision at the site and voted to refuse the proposals. 

Under the plans, the 12,600 sq ft property would have taken up one-fifth of the overall site, with the remainder given over largely to a 127-space car park. 

Prior to the meeting, developer Peel L&P and collapsed shopping centre owner Intu, had objected to the hotel on the grounds that the proposal failed to comply with the sequential approach to site selection. 

The parties had argued at various points that other locations in the area would be more appropriate, such as a site within Peel’s own Trafford Waters holding with outline consent for a hotel of up to 300 rooms. 

AEW Architects designed the development, which would be close to the existing Circle Court apartment building owned by Trafford Housing Trust. Iceni Projects is the planning consultant on the scheme. 

Create has developed other Hampton by Hilton hotels, including in the South Shore area of Blackpool and Rochdale Road in Manchester.
