Completion for 150,000 sq ft Trafford shed

Trafford Park agents are expecting “strong demand” for DTZ Investors’ unit due to the shortage of this type of accommodation at the industrial estate.

Contractor Russell WBHO has reached practical completion on a 150,000 sq ft unit off Longbridge Road, built on the site of the former Guardian printworks.

Trafford 150 was built in partnership with development partner Graftongate and features:

  • 17,000 sq ft of PV panels on the roof
  • bike storage facilities with showers and lockers
  • 14 EV individual vehicle charging stations with capacity for a further 28
  • A rainwater harvesting tank

The unit’s future occupier would join the neighbouring occupiers Amazon, Kellogg’s, L’Oréal, DHL, Stobart, and Adidas within Trafford Park.

Elliot Herbertson, fund manager at DTZ Investors, said: “Trafford Park is the North West’s leading strategic urban industrial location, directly servicing Greater Manchester and the wider North West market.

“Trafford 150 represents the DTZI’s ongoing commitment to deliver best-in-class industrial and logistics space that meets sustainability targets in key national markets across the UK.”

Agents for Trafford Park are BNP Paribas Real Estate, Savills and JLL.

Lolo Morgan, senior associate director at BNP Paribas Real Estate, said Trafford 150 is “the only Grade A unit over 100,000 sq ft currently available for immediate occupation on the Park.”

Richard Johnson, industrial and logistics director at JLL, added: “You only have to look at the occupiers at Trafford Park to see what a sought-after location this is. With the high-spec build, sustainable features, and excellent transport links, it’s ideal for businesses looking to enhance their operational and environmental efficiency.

“There’s a real shortage of Grade A units of this size across Greater Manchester and the wider North West, so we’re expecting strong demand, especially now that it’s ready for immediate occupation.”
