CLV tables proposals for Salford student tower double
Campus Living Villages plans to demolish two 15-storey blocks in Pendleton and construct a pair of 28-storey buildings in their stead, increasing the number of beds on site by more than 800.
Located off Belvedere Road in Salford, the scheme was first revealed by Place North West a month ago when early-stage proposals to knock down the Eddie Colman Court and John Lester Court student blocks and more than double the scheme’s density to 1,585 units emerged.
Now, the developer has submitted its plans in outline to Salford City Council. To learn more, search for reference number PA/2024/1009 on the council’s planning portal.
Designed by Sheffield-based Hadwell Cawkwell Davidson, the first of the towers would comprise 810 student bedrooms and be located on the eastern portion of the site. The second, to the west, would house up to 675 apartments. An adjoining six-storey building would feature another 100 flats.
Campus Living Villages acquired the 2.2-acre site in 2009 and last year set about working up plans for its redevelopment citing a “significant need for student housing in Salford”.
A planning statement prepared by consultant WSP states that the for the University of Salford’s 2023/24 intake was 6,038 and that the city’s PBSA pipeline was 2,264 beds as of May 2023.
“As such, there will still be a significant need for PBSA in Salford; for which the proposal can help to make a positive contribution to”, according to WSP.
CLV’s first vision for the site was unveiled last year and proposed retaining the existing buildings and extending them upwards.
A new-build 24-storey tower was also proposed. This development would have increased the number of student beds on the site from 700 to 1,400.
However, those plans were ripped up following “negative feedback”, according to WSP.
Universitys should be forced to Zoom lectures to students at home for the six months each year when they are not on their holidays (lazy sods). So that all this none-sensical living away from home madness (family, friends) for three or four years could end. But we have always done it that way, so it must make sense. What mindless madness!

Seems like a good idea to build upwards rather than outwards. Maybe it will reduce pressure on accommodation for the non-student population as well.

Living away from home madness? You would assume and hope that comment is a joke.
