City council to offload North Manchester resi site
Colliers is marketing a 6.5-acre plot off Hinchley Road in Charlestown for sale.
Manchester City Council wants to dispose of the site, which is suitable for redevelopment into around 100 housing units, according to marketing materials.
The plot is located between an existing residential area and Co-op Academy North Manchester and close to Junction 21 of the M60.
The freehold of the site is up for grabs subject to the purchaser obtaining planning permission for the site’s redevelopment and paying a 10% deposit on exchange of contracts.
Colliers has not disclosed how much it is seeking for the site.
The marketing materials state that Manchester City Council wants to sell the site to a developer that can “demonstrate an exemplary track record of acquiring and delivering new housing development on similar opportunities”.
A Manchester City Council spokesperson said: “Hinchley Road represents surplus land that is being sold on the open market to deliver a high-quality housing scheme that will support the city’s housing delivery target over the next 10 years, while also providing the city council with a capital receipt.
“The land is being disposed of with a development brief that will require at least 20% of a future housing scheme to be affordable to Manchester people. This does not preclude housing associations or other interested parties bidding for the site with an intention to provide a greater proportion of affordable homes on the site.”
There are few pipeline developments in the surrounding area, although Victoria North, the £4bn redevelopment of almost 400 acres is located to the south of the site.
In addition, Aldi is proposing to knock down the Imperial Lounge Indian restaurant in nearby Moston and build a supermarket.
