Cheshire East set to approve 66-bed care home
McGoff Group Properties’ full application to demolish existing buildings and construct a nursing, residential, and dementia care facility in their place is expected to be granted consent on Wednesday.
The proposal seeks to raze the builder’s merchant and car wash that sit on an acre off Alderley Road in Wilmslow, to clear the way for a 66-bed care home, operated by the applicant.
In August, Cheshire East councillors voted to defer McGoff Group’s application, citing a lack of need and overdevelopment in the area. However, officers have again reiterated the local need for such a facility and have recommended the scheme for approval.
C Squared Architects has designed the 24/7 care home to include a café, salon, and garden room, as well as secure dementia-friendly sensory gardens.
Bedrooms on the upper floors would allow residents access to fresh air, despite mobility constraints.
Parking for 32 vehicles will be provided.

Previously, McGoff Group had proposed a three-storey 70-bedroom care home in 2023. Revised plans have reduced the facility’s footprint and bed offer.
The consultant team on the application includes SCP Highways, Colour Green Landscape, HBL Associates, Leigh Ecology, and Cheshire Woodland.

Not convinced by the data to back the “lack of need” of care homes in the area, especially as once has just been built on Manchester Road. Previous to that, McGoff also built a nursing/care home on Handforth road. It will be good to actually see these data rather than just rely on what these developers are saying are needed, especially as more often than not, the people approval these planning applications are not people who actually reside within the immediate area.
