Changes lined up in Liverpool’s Georgian Quarter
Keppie Massie has been instructed to sell NHS day hospital Windsor House, while the recently closed Caledonia pub could be converted to a hotel.
Windsor House, a, 11,894 sq ft grade two-listed building, is now up for grabs with a guide price of £1m.
The 180-year-old former dwelling house is located on the corner of Upper Parliament Street and Windsor Street, opposite Hope Street. It is currently being used as an operational NHS day hospital with a residential provision, which will soon be relocated to Mossley Hill.
Overlooking Liverpool Cathedral, the property is set across four floors including basement, and at present offers a series of kitchen areas, breakout rooms, private offices, residential dormitories, and fitness suite, as well as an enclosed grass courtyard to the side and a gated car park to the rear.
Tim Garnett, head of agency at Keppie Massie, said: “Interest has been positive, reflecting the rare opportunity to acquire a stunning city centre property with an incredible amount of local amenity and numerous options for redevelopment.
“It is located on the main arterial route from south Liverpool, in close proximity to universities, theatres, cathedrals, the Knowledge Quarter and the Baltic Triangle, which opens up a range of possibilities for its future owners.”
Plans now validated by Liverpool City Council, meanwhile, outline proposals from INM &MC Properties to erect a rear two-storey extension, described as “modest” in scale, and alter windows in a redevelopment of the pub at the junction of Caledonia Street and Catharine Street.
To some dismay in the city, the historic pub was closed for good in March, with the outgoing management citing the difficulty of operating in the highly-pressured hospitality sector.
Advisor Landor Planning Consultants sets out plans for a 12-bedroom hotel at the building, which is set out over four storeys (including basement) in the Canning Street conservation area. The plan is for two guest bedrooms and a commercial unit at ground floor, with five bedrooms each on the two floors above.
The plans can be viewed on LCC’s planning portal with the reference 25F/0954.
The upper parts of the Caledonia might have made a hotel if the pub element was retained, but if it ends up being a generic vape shop/off licence downstairs, then all the “hotel” element will be is a hostel. Will an HMO application follow in due course?
Even if the previous management couldn’t make a go of it, someone offering a wider range of food and drink (not just vegan) surely could well enough n that location, if the rent was reasonable.
Otherwise it looks like investors just trying to make a fast buck. Hopefully LCC will require a decent justification for change of use as well as protecting the outside appearance as much as possible.(LCC Planning Portal is currently down).

@Elephant 9.46am, yes these are lovely buildings, but we are unlucky in that we had a visionless local council that needlessly demolished street after street of similar properties and chucked up suburban rubbish to replace it.
Many handsome looking tenement blocks too, just flattened without any thought about their aesthetic value or architectural merit.
