Chancerygate’s £19m business park scheme wraps up

Caddick Construction has finalised work on the 119,600 sq ft Gemini8 Business Park in Warrington.

The scheme is a joint venture between developer Chancerygate and global real estate investment, development, and property manager Hines. The project won planning approval in November 2020. Construction began in spring 2021.

The development, designed by Aew Architects, consists of 18 Grade A units ranging from 3,900 sq ft to 16,500 sq ft.

Situated at Gemini8 Business Park, the development is located less than three miles north of Warrington town centre and provides direct access to Junction 8 of the M62.

Chancerygate development director and head of the company’s Warrington office, Mike Walker, said: “Its excellent strategic location means Gemini8 is one of the most prominent business parks between the Manchester and Liverpool conurbations. It will see businesses that locate here best placed to serve both of them, as well as the wider North West region.”

The flexible units are fully fitted with first-floor offices and are available for immediate occupation. Gemini8 was pre-sold to Northwood Investors at the end of last year. Northwood has already received strong interest in the scheme with four units currently under offer.

Gerald Eve and Davies Harrison are joint agents on the project, which was designed and constructed to achieve a BREEAM Very Good rating.
