Chancerygate completes in Chorley

Developer Chancerygate and contractor Pochins have reached practical completion on the £3.3m Eaton Point, a 54,000 sq ft speculatively-developed industrial scheme which forms part of the wider Matrix Park project.

The scheme comprises 13 units and sits a mile from Junction 28 of the M6. Four of the units were pre- sold to electrical wholesale distributor, Eyre and Elliston; Walker Adamson, heating, ventilation and plumbing specialists; and a local private investor. Quoting freehold values for the park are at £115 per sq ft.

Chancerygate has also secured an additional tenant at the scheme with agricultural, plant and machinery specialists, PV Dobson & Sons taking a 5,400 sq ft unit.

Chris Brown of Chancerygate said: “Eaton Park has proven to be a very successful scheme, attracting quality local and national occupiers owing to its strategic location close to the motorway network and a lack of high quality buildings available on a freehold basis in the area. A further four units are under offer with a high level of interest in the remaining three units.

“We are very keen to undertake more developments of this nature in the North and have a number of new sites coming forward in the next six months.”

Savills and Robert Pinkus & Co are agents on the scheme. The professional team on the project included Fletcher Rae, Bradbrook Consulting, Cudd Bentley Consulting, and Feasibility.
