CERT’s Hilton House fills up 

Space Zero has taken the last remaining space within the Manchester office building, located in the Northern Quarter. 

The firm, which develops innovative educational environments, has signed a 10-year lease on Hilton House’s 3,600 sq ft fifth floor to take CERT Property’s building to 100% occupancy. 

The space was previously occupied by Telcom, which relocated to Northstar last year. 

Other tenants within the 35,000 sq ft property include gym operator Train Urban and wellbeing cafe and event space, Feel Good Club in the ground floor commercial units. Tech firm Softwire, graduate development consultancy, Grayce, architect Hawkins/Brown, and CERT’s own head office, complete the roster. 

Wayne Taylor, director at Space Zero said: “In our pursuit of the perfect location, Hilton House emerged as the obvious leader thanks to its great aspect, community atmosphere, and the unique characteristics of the space, where our team will feel welcome as we sustain our exceptional growth and development in the beating heart of Manchester.”  

CERT acquired Hilton House in 2018 and embarked on a comprehensive refurbishment project, which completed in 2021. 

Paul Shakeshaft, head of property management at CERT, said: “When our restoration of Hilton House began we had the aspiration to create a rich community in and around it. 

“Hilton House demonstrates our commitment to community building, showing our intention to continue the success of the development beyond implementation, by retaining our assets over the long-term with high quality property management, and community engagement to enrich the surrounding neighbourhood.” 

Edwards and Co acted on behalf of CERT. Space Zero was represented by Sixteen Real Estate.

Is Manchester the only city that hasn’t seen a transition to working from home?

Hopefully more new/planned office developments will begin in NQ with the lack of supply.

Working from home is dead. It’s a different vibe when you go into the office compared to working straight from your bed.

Working from home !!…God bless em… finding out they actually have to work to get paid sometimes. I’d love to work from home but I can’t fit the crane in the bedroom.

People are definitely going back to work, the traffic in Manchester is bumper to bumper.
