CERT tables plans for third phase of Trafford cluster 

Velocity, a 102-home scheme off Talbot Road, would be located close to the developer’s Kinetic and Insignia developments. 

CERT Property has submitted a planning application for the OMI-designed project with Trafford Council. 

Subject to planning consent, the development would see a disused car park off Talbot Road redeveloped into more than 100 homes, adding to the 152 already brought forward at Kinetic and Insignia. 

“With a range of property types from one-bed apartments to three-bedroom townhouses, the scheme is designed to suit a wide demographic,” said Howard Lord, CERT’s managing director. 

“The inclusion of extensive garden areas at both ground and rooftop level will enhance the living experience at Velocity and allow the community to meet and mingle in shared open green spaces.” 

The area around Talbot Road is seeing a significant increase in rental levels as residents look outside Manchester city centre for more affordable places to live. 

A report by Urbanbubble last year stated that rents in this area of Trafford had increased 24% in the space of a year. 

“A studio apartment in Central Trafford now costs more to rent than a two-bed apartment in the same area did just four years ago,” according to Urbanbubble.  

Lord added: “Velocity will offer high-quality apartments that meet the aspirations of those who have been priced out of the Manchester city centre market.” 

Enabl is the planning consultant for the project and Layer.studio is the landscape architect.  

OMI, Enabl and Layer are also advising Cert on a 30-storey development at Clippers Quay in Salford. The project features a mix of apartments and community living accommodation.

Plenty of large usable balconies, outdoor space and a mix of housing types and sizes – great to see. Clearly this scheme is designed with sustainability in mind and with the aim of attracting mature households who likely want to stay long term, exactly the sort of urban housing we should be building.

Looks like an excellent proposal with a range of different unit types. I especially like the townhouses with steps leading up to the front doors. Simple things like that add a sense of character. Looking forward to seeing this come to fruition

Nice development. Agree with the comment about seeing more of this across Manchester. Of course as always quality will depend on materials and execution.
