Cert notches up Collyhurst win 

A 90-apartment scheme next to the former Royal Osborne Theatre on Oldham Road in Manchester is the developer’s second project in the area. 

Elsewhere in Collyhurst, Cert Property completed the 28-apartment POPworks scheme in 2019. A planning application for the Oldham Road project, known as Osborne Yard, has now been approved by Manchester City Council and is to be delivered in partnership with Heatley Developments. 

The apartments at Osborne Yard, designed by Elevate Architects, will feature generous outdoor space, bold interiors and innovative carbon reduction technology, according to the developer. 

The scheme is to sit next to the former Royal Osborne Theatre, which was home to acid house club The Thunderdome and demolished in 2010. 

Osborne Yard forms part of the planned regeneration of the Collyhurst area north of Manchester city centre, which itself comes within the Victoria North development zone – previously known as the Northern Gateway – tipped to deliver around 15,000 homes over the next two decades. 

Cert recently relocated to Hilton House in the Northern Quarter, which it owns and has refurbished, from Royal Mills in Ancoats. The firm joined architect HawkinsBrown and broadband provider Telcom at the 30,000 sq ft building.

Last summer, the developer acquired the 90,000 sq ft Elevator Studios, a hub for creative start-ups in Liverpool’s Baltic Triangle.
