Cert fills Manchester’s Hilton House 

Tech firm Softwire will occupy close to 5,000 sq ft within the Northern Quarter building, joining occupiers including Hawkins\Brown, Telcom and Grayce.  

Cert Property has let the 4,760 sq ft second floor to the software development consultancy, which has signed a six-year lease. 

The deal will see Softwire, whose clients include Channel 5 and the BBC, relocate 30 employees from their existing space on Hood Street in Ancoats. 

Hilton House is now fully let, although around 4,000 sq ft will come back to the market later this year when Telcom relocates to Northstar. 

Edwards & Co advised Cert on the deal. 

“While we are sad to see Telcom leave our building and community, the emotions are mixed as we are happy to have been able to support a local high-growth business with space that suited their needs,” said Howard Lord, Cert Property’s founding director.

“We see Telcom as a success story for Hilton House and what we want to do, support creative and high growth businesses by providing the space they need when they need it.” 

Tom Ward, head of Softwire’s Manchester Office, said: “We’re very excited to move in. I have had my eye on Hilton House for a few years. It’s such a unique building in the Northern Quarter. 

“We downsized to a short-term office during Covid, but we’re very keen to move back into a long-term space – somewhere where we have the space and freedom to host events, run internships and interviews, socialise, etc.” 

Softwire has appointed Workspace Design and Build and Sheila Bird Studio to design and carry out the fit-out of their new space.
