Central Village plot for sale

CBRE is marketing a site in the core of the Central Village scheme in Liverpool city centre, for use as a hotel, student accommodation, or apartments.

The 0.6-acre plot in Church Street next to Liverpool Central Station is currently occupied by a Network Rail maintenance depot below street level which is being vacated later this year.

There is expired planning permission for a 10-storey 240-bedroom hotel on the site.

Network Rail has a long leasehold with 981 years unexpired. The development opportunity is available on a long leasehold from Network Rail.

The asking price was not disclosed.

The overall Central Village project covers seven acres off Renshaw Street and Bold Street and is being delivered in a joint venture between Merepark and Ballymore.

Phase one of the scheme saw the completion of a 130-room Adagio Aparthotel and a Pure Gym in the Lewis's building, with a multi-storey car park at the rear.

Later stages of the scheme stalled during the recession after Merepark's construction arm went into administration in 2013.

Activity is now underway again, with Legacy Student Living developing 190 serviced apartments in the former Rapid DIY building in Renshaw Street, the Watson building being converted into 80,000 sq ft of offices, and Bowmer & Kirland on site at Lewis's to create an atrium, plaza, 75,000 sq ft of offices and ground-floor units for Post Office, Harvester and Prezzo.

Later phases including an Odeon cinema and restaurant block are due to be built later this year.
