Castle Green’s 145 homes at Omega South go forward

Warrington Council has signed off on a reserved matters application for the 12-acre site, formerly a US Airforce/RAF Burtonwood air base during World War II.

Grimster Planning drafted the application for Castle Green Homes, which was previously known as Macbryde Homes and recently rebranded. The plans focus on part of Zone 6 in the 575-acre Omega South masterplan in Warrington, being brought forward by Miller Developments.

Outline permission was granted in June 2016 for Omega South to include up to 1,100 homes, a hotel, extra care facility and retail park.

Castle Green’s portion of the project calls for a mix of two-storey terraced, semi-detached and detached units. There will be 17 homes with two bedrooms, 69 with three, and 59 with four. Of the 145 planned houses, 29 will be designated affordable.

The net density across the site will be 31.57 houses per 2.5 acres.

Each house will have its own private garden and at least two allocated parking spaces.

The neighbourhood will offer 27 acres of public open space and a 4,305 sq ft play area.

Omega South is located by Junction 8 of the M62 in Warrington.

Fascinating to see that Warrington have approved a scheme with short drives, short gardens/privacy distances and with an intriguing interpretation of the parking standards – a win for the developer IF the purchasers are happy, but a dangerous planning precedent now set? Will be interesting to see who else is willing to cut corners and replicate this approach now in WBC and if they do so on a site which goes before an Inspector….
