Capital&Centric completes Neptune Mill overhaul
Grade two-listed, the 19th century mill in Manchester’s Piccadilly East district has been repurposed into 22,000 sq ft of workspace.
The developer secured a £3.8m loan from the North Werst Evergreen Fund last year for the £7m restoration project.
Original features have been retained and celebrated as part of the overhaul, said C&C, combining with “bold new fixtures and fittings fit for the 21st century”.
The top floor has seen the biggest transformation, with reclaimed timbers taken from the building used to reboard the ceilings. Rooflights have been fitted.

A courtyard and coffee shop are also part of the project, with Ancoats favourite Cotton signed up to run the F&B offer.
Capital&Centric has itself made one of the Neptune Mills floors its headquarters. An EPC rating of A has been secured.
Tom Wilmot, joint managing director at Capital&Centric, said: “This is a major step forward in our plans for Piccadilly East. We’ve already delivered new homes, hotels and cultural spaces and Neptune Mill adds something different to the mix: really desirable workspaces with standout original features and a new neighbourhood coffee shop.
“It’s brilliant the team behind Cotton are on board to make the space their own and we’ve no doubt Neptune will be perfect for businesses that want anything but a bland corporate space.
“As well as bringing something new to the Manchester market, it’s also a fresh chapter for the Capital&Centric team as we make it our new base.”
Neptune Mill is now open for viewings as the firm seeks commercial lettings.
The Neptune Mill scheme builds on C&C developments such as the restoration of the neighbouring Crusader mill, the addition of the Phoenix apartment block, and the ‘Jenga’ hotel.

Agree with Steve, lost opportunity if they don’t claim some of the dead end of Baird St as it would be a game changer in changing the character of the place and provide the new cafe with much needed outside space – as opposed to rough pay & display parking
