Capital & Centric’s Bunker fully let

The £2.6m speculative office development behind the former Littlewoods building in Liverpool is now fully occupied, following a 12,800 sq ft letting to tech company Human Recognition Systems.

Human Recognition Systems has around 70 staff, and develops software and hardware using biometrics to automate the process of identifying individuals.

The company is relocating from premises in Wavertree, as it looks to grow the business by 40% year-on-year over the next three years.

The 17,500 sq ft Bunker building was acquired by Capital & Centric from the Homes & Communities Agency, and in 2015 was converted from storage space for Littlewoods catalogues into energy efficient offices, with hyper fast broadband and electric car charging points.

Bunker is also home to video and CGI business Pixel Reality, and Render Nation, a visual effects rendering company for the film, television and computer gaming industry.

Tim Heatley, co-founder of Capital & Centric, said: “We held our nerve to get the right sort of tech company in the Bunker building, HRS is a perfect fit for it. As we turn our focus to the Littlewoods buildings it’s essential we continue to attract complimentary residents to create a community with high growth potential.

“We’ve always spoken of our ambition to redefine this part of Liverpool by focusing on sectors based around digital tech, content creation and creativity. We think that can have real social impact and become a driver for further regeneration of the surrounding areas.

“When we embarked on this project, it was a bold move to create design lead space in a pioneering location, but a fully let building, to such awesome businesses, is testament to what can be achieved if you push the boundaries.”

CBRE and Keppie Massie are joint agents on Bunker.
