Capita contract triggers top office letting of 2007

Capita has completed a letting of 54,000 sq ft in Lee House and Churchgate House in the largest Manchester city centre office deal this year.

The deal at the linked buildings, owned by CBRE Investors' Strategic Partners Fund, is for a five-year lease on 26,000 sq ft across two floors at Lee House and a 10-year lease on 28,000 sq ft across two floors at Churchgate House on Oxford Road. The rental price was in the region of £15/sq ft.

Capita needed the space to satisfy a contract win to supply customer and administration services to Co-operative Insurance Life & Savings.

King Sturge office partner, Chris Mulcahy, who acted for Capita, said: "The size of the requirement restricted the number of available options but Lee and Churchgate quickly became the preferred option."

King Sturge and DTZ acted for the landlord.
