Caddick to build £15.7m Ellesmere Port industrial scheme

The Warrington-based construction firm aims to complete developer Redsun’s project in summer 2022.

Christened “Aviator Phase II,” the development is part of Redsun’s larger Aviator scheme, which aims to build 450,000 sq ft of industrial space. The 22-acre site is located next to Junction 6 of the M53.

Caddick Construction’s appointment to Phase II comes as no surprise, as the firm completed the first phase of Aviator in February 2020. That first Aviator phase included a 125,000 sq ft warehouse, which is currently being leased to Survitec.

Aviator Phase II sits on 15 acres. It includes two warehouses, one boasting 200,000 sq ft and the other 80,000 sq ft. There will also be mezzanine offices, a service yard, parking and landscaping.

“This second phase will help plug the chronic gap in high-quality stock in the region,” said Redsun director Nick Wrightman. “This thriving location, close to the motorway network, will appeal to both occupiers and investors.”

Arrow Capital Partners and Cerberus Capital Management are funding the development. Caddick said it hoped to begin construction next month.

The Aviator Phase II project team includes Muir Associates and Crookes Walker Consulting. Fletcher Rae Architects designed the scheme. B8 Real Estate and M1 Agency are the letting agents.
