Bruntwood’s Lancastrian in line for touch-up
A statement entrance and a basement gym are among the changes proposed at the Talbot Road office.
Bruntwood has applied for permission to Trafford Council to make a series of interventions aimed at broadening the Lancastrian’s appeal.
Made up of four buildings, the 1970s asset it located next door to the Emirates Old Trafford. The idea behind the proposed redevelopment is to create a more “connected and cohesive customer experience”.
As part of this a new main reception in Duckworth House – of the four buildings – will be delivered.
Part of the undercroft parking area will be redeveloped into a 1,000 sq ft gym, complete with Reformer Pilates machines, boosting the on-site amenity provision. The changing facilities will also be upgraded.
Other interventions include:
- Installation of a feature staircase will connecting to the roof terrace
- Fresh landscaping
- A move towards an all-electric heating system
- A customer lounge, coworking space for up to 12 people, meeting rooms, phone booths and a range of flexible work settings
Sharon Johnson, head of commercial at Bruntwood Places, explained the rationale behind the proposed works.
“Businesses today are looking for far more than just workspace – they want environments that support productivity, wellbeing and flexibility, while also helping them attract and retain talent,” she said.
“Increasingly, the conversation is becoming about how workspace can improve everyday working life, from reducing commute times to supporting collaboration and creating places people genuinely want to spend time in.”
She added: “The proposed changes to Lancastrian have been designed around those changing expectations, creating a destination that supports different ways of working and gives businesses the flexibility to adapt and grow over time.
“Its position within an established and growing neighbourhood, alongside developments such as Lumina Village, also creates a stronger live-work dynamic that benefits both our customers and the wider local community.
The Lancastrian is the latest Bruntwood office to be modernised. The firm’s £100m Pioneer programme saw 111 Piccadilly, Blackfriars House and others upgraded a few years ago and earlier this year, Bruntwood announced a £17m investment in One Manchester.
Bridge Architects is leading on design and Enabl is the planning consultant. Tyler Grange, Booth King Partnership, Layer.Studio, Rachel Hacking, and Artin make up the project team.
