Bruntwood tables 219,000 sq ft Alberton proposals  

Designed by EPR Architects, the redevelopment of the St Mary’s Parsonage site will see a new-build 19-storey office developed. 

Bruntwood Works has submitted a planning application seeking permission to demolish the existing 12-storey Alberton House and deliver a 219,000 sq ft modern replacement. 

Around 10,000 sq ft on the ground floor is earmarked for leisure uses. 

A 10,000 sq ft rooftop wellness space, featuring a swimming pool and bar, is also proposed. 

In terms of sustainability, Bruntwood Works is targeting a NABERS 5.5* rating and “will achieve a minimum of a 24% improvement on Part L 2013”, according to a planning statement by consultancy Deloitte.

“The Alberton is going to revolutionise workspace, not just in Manchester but across the UK,” said Ciara Keeling, chief executive of Bruntwood Works.

“It is a development that supports integrating wellbeing into customers’ daily lives to encourage a positive work/life balance. This is evident in our plans to create a holistic wellbeing centre that will act as the focal point of the entire development, including a rooftop pool with panoramic views of the city.

“We understand that the way we work and live has changed for the long-term, so we wanted to give our customers a space that suits their changing needs and helps to promote a working environment where they can thrive professionally, but also personally.”

Planit-IE is the landscape architect, RLB is the project manager and Curtins, GIA and Ramboll are also advising. 

The Alberton is one of several coming forward in the area. Oval Real Estate is working up plans for the redevelopment of the Albert Bridge House site while Property Alliance Group has unveiled plans for a 70,000 sq ft office at Reedham House. 

In addition, the Kendal Milne department store building has planning consent for a conversion from retail into offices. 

Together, the developments contribute to the regeneration of the St Mary’s Parsonage strategic zone. 

Manchester City Council adopted a framework for the area in 2020 which seeks to transform it into a commercially-led, mixed-use district, set around high-quality public space.

Alberton House, worked there for far too many years. Now that’s a building worth demolishing ! Look forward to seeing the whole proposal.

I like the roof top garden things that are going on with some of the new builds but can we make sure there is quality public space down below too.

Every office proposal we get is generally better than the previous and so we have a grand collection of office space in Manchester, but this proposal far outweighs the previous. It’s an absolute belter. Well done Bruntwood and EPR.

Couldn’t agree with you more Andrew, there are a few buildings in the area that ESG targets willing, really need to go. A few too that need to be repurposed but I look forward to seeing the plan for the whole area
