Bruntwood proposes 300 Booths Park homes
The addition of homes at the Knutsford office complex will diversify the asset’s offer and help Cheshire East meet its housing targets.
Bruntwood has unveiled plans to build 300 homes on land within the 220-acre Booths Park. The properties – 30% of which will be affordable – will be built on land between the office complex and the existing residential neighbourhood to the north.
Chris Roberts, chief development officer at Bruntwood, said: “Our commitment to Booths Park’s future is built on a long-term partnership with the local community. As part of this ongoing collaboration, we are excited to engage with residents again to help shape the proposals for the neighbourhood that will soon be submitted for planning approval to Cheshire East Council.
“It’s no secret that there’s a real need for great housing in the area, but just more houses aren’t going to solve the challenges the area is facing. Through a diverse housing offering and improved access to the historic park for our communities, our plans will ensure that residents, local businesses and the Knutsford economy all benefit from the Park’s longstanding value.”
The homes will be offered on a range of tenures aimed at everyone “from young professionals to downsizers”, according to Bruntwood.
As well as hundreds of homes, the scheme will enhance public access to the historic parkland through the creation of new active travel routes.
Bruntwood has today launched a consultation on the proposals ahead of the submission of a planning application to Cheshire East Council. Calderpeel Architects is leading on design.

3 days notice of public consultation and 2 weeks to respond before planning application submitted. This is how to get the backs up of stakeholders. Bruntwood have done this so many times before. Why don’t landowners and developers genuinely engage and put something stunning forward that would encourage support. Bus Service needed. Estate renewable energy source not enlarge the substation. Convert the unused offices into flats. Upgrade footpath to cycleway. Build houses that cost 300k not 500k plus so truly affordable for the under 35’s that Knutsford needs. Build to rent what’s that? For property investor?

No more houses in knutsford, since Bellway on parkgate and redrow at Toft it is no coincidence that I know families who can’t get a place at school, or a doctors appointment for weeks, the parking alrind knutsford has reached epic levels in the last few years. Stop destroying our town

I’m surprised about the comment about the enhancing public access to historic parkland. What this actually means is the “ancient” woodland, something we cannot afford to lose or “open up”. I was walking across the farmers field on the pathway only yesterday. The sound of birds, nature doing its thing was something to behold. Kingfishers (a rare and wonderful sight) are prevalent in this area. I’m at a loss to understand the logic in opening this up which really means decimating another green space that is vitally imp to protect ancient woods for the benefit of wildlife. Nothing positive comes from building on this land. Why not build on the current office sites which seems to be underused? I want to see all the steps being taken to protect these woodlands and ensure this glorious green corner of our town isn’t lost. Ps 3 days notice is poorly inadequate and most people won’t even see this till it’s too late. Plans to preserve the ancient woodland and steps to compensate for habitat destroyed. I look forward to seeing this comprehensive plan.

A lack of detail, how many affordable homes, and what does that mean. Houses look to be very close to Lime Walk, how long before Bruntwood chop them all down. Surely a risk there.

They are building on a large unused field. Not really sure what the issue is. The other homes are being built on a vast under used car park and a huge under used empty building. Not really sure what the issue with that is either. Ancient woodland isn’t being touched, and more trees will probably be planted. People are crying out for housing, yet it gets opposed at every turn. People don’t seem to like change to ‘their’ town. Where exactly should new houses be built?!

More houses is a disaster for the existing Knutsford infrastructure which is already struggling to cope with the existing number of houses. I assume the roundabout on Chelford Road will have to be increased in size to deal with the increase in traffic?

Lot’s of NIMBY talking points from a place where it’s hard to think of a location in the NorthWest that’s better protected by greenbelt, a fact the encourages development to be displaced further south in Cheshire East.
