Bootle tax office up for sale with £3.5m price tag  

Jolivet Group is selling Comben House, a 69,245 sq ft office and industrial complex that is part of Farriers Way Business Park. 

The scheme sits on a 5.6-acre site and was acquired by Jolivet from HMRC in 2019. 

Following the purchase, the Guernsey-based investor won consent to remodel and refurbish the existing buildings on the site and develop new industrial starter units. 

Now, B8 Real Estate, LM6 and Gerald Eve are marketing the Comben House for sale with an asking price of £3.5m. 

If the eventual buyer chooses not to go ahead with the approved plans, the site could be redeveloped into a standalone 118,400 sq ft unit following the demolition of existing buildings, according to a feasibility study.  

“This is an exciting opportunity for an investor or developer to take advantage of the buoyant market and deliver much-needed industrial space to cater for the strong demand locally,” said Jon Thorne, director of B8 Real Estate. 

“Giving a fresh lease of life to the site would also help to create new jobs in the area.”
