Blueoak Estates’ £20m Sale Point starts
The project will see a 50,000 sq ft office building off Washway Road converted into 79 high-end apartments.
Work will be undertaken by Blueoak Estates’ inhouse team.
Sale Point, the existing six-storey office block, was constructed in the 1970s. It will now be transformed to host a mix of one- and two-bed apartments, as per plans by Pritchard Architectural Design.
Blueoak Estates plans to boost the building’s sustainability credentials with the addition of solar panels and a kinetic energy recovery heat pump system.
A show home is set to launch in May, with hopes for the first residents to begin moving in by September this year.
Iain MacLean, managing director of Blueoak Estates, said: “It’s great to see work begin at Sale Point, a really impressive scheme that offers quality living within a good location, catering largely to the first-time buyer, keen to be part of the merging Sale property market.
“We continue to be proud of our ambitions and innovative business model that sees Blueoak transform neglected and abandoned commercial buildings, in strong locations, and repurpose them for modern day residential purposes.”
He added: “We see Manchester as an increasingly important area for our business and continue to explore opportunities across the wider city.”
Insightful move as high end apartments and Washway Road are not normally associated with each other.

Great road noise and congestion for an obvious high end location!
