Bluemantle/Reflect’s Alderley Edge office fully let

Bluemantle and Reflect Developments have fully let their 4,500 sq ft office building, Ten West Street, in Alderley Edge within six weeks of completing a refurbishment.

Five deals were achieved at a quoting rent of £15/sq ft; Bakesense Bakeries, which relocated from Wilmslow, agreed a five-year lease for 2,296 sq ft; How2be took 864 sq ft; Varrington Associates occupies 486 sq ft; and Jonathan Frost 614 sq ft with all three companies on three-year leases; Howard Meadowcroft signed a two-year lease for the remaining 226 sq ft.

Bluemantle and Reflect formed a joint venture to buy the office building and adjacent shopping centre, The Parade, for in excess of £6m last year.

John Leighton, director of Bluemantle, said: "We own a significant number of properties within Alderley Edge and have proven that we are able to provide the right accommodation to satisfy current enquiries. Our ability to be flexible to accommodate requirements has helped us to attract occupiers. The success of Westhead, coupled with a number of recent deals that we have also completed on other properties in the area, proves that there is still a strong demand from occupiers requiring smaller suites. As we are also based in Alderley Edge, we able to provide a unique personal service for our tenants and pride ourselves on establishing firm relationships with them."

Bluemantle also reported two new tenants at its properties on London Road, the main road leading through Alderley Edge. Equi Lease took a five-year lease on 1,000 sq ft at £15/sq ft and delicatessen operator Deli Lavalle will trade from an 800 sq ft retail unit on a 10-year lease at £50/sq ft.

Berkeley Brown and Hallams Commercial are the joint letting agents.
