Birkenhead assets up for grabs at £5m
The Cheshire Lines and Shorelines site and buildings, which at present offer more than 140,000 sq ft and 135 parking spaces, have come to market.
Smith & Sons and Worthington Owen are marketing the Wirral asset for what is only described as a private property company.
The redbrick former rail storage sheds were built in 1884, and combined have a floor area of 141,591 sq ft. The site in total is around an acre.
Jason Wadeson, partner at Smith & Sons, said: “We’re incredibly pleased to bring this site to market.
“The scope and potential is immense for the relocation of a business or public sector organisation to create an impressive HQ, or for an investor who is able to optimise the far reaching benefits of the site itself.”
At present, Shorelines remains fully occupied, with several tenants in situ at Cheshire Lines providing an immediate income.
Andrew Owen of Worthington Owen added: “Rarely do buildings such as this come to market and the opportunities are endless.
“The buildings and site are offered at a very attractive price, and there really isn’t anything comparable available today in either Wirral or Liverpool.”
The Cheshire Lines and Shorelines complex was built to store goods and remained under transport authority ownership until 1961.
The site has at various times been home to a variety of uses and occupiers including a Mersey Development Corporation call centre, Littlewoods Pools – for ‘spot the ball’ processing – and Park Foods.
During the past two decades, Cheshire Lines has played host to Wirral Council for archiving services, whilst Shorelines remains occupied by MD Insurance Services.
Contractor John Turner refurbished the Shorelines office space to BFREEAM Very Good status for client Merseyside Estates in 2012.
Given that the Council has no demand for new grade A space in the town centre £5m may be ambitious for these outdated sites.
