Bellway’s Lydiate scheme primed for green light

Plans for 291 homes between Liverpool Road and Kenyon’s Lane in the village north of Maghull represent a reduction on the 325 dwellings put forward by the housebuilder in 2021.

In April last year, Bellway Homes lodged plans for 325 homes on the triangular site, which is enclosed by the two roads along with the A59 Northway. The main difference to that plan is the removal of 33 apartments.

Bellway’s professional team includes APD, planner Peacock + Smith, heritage advisor Lanpro, Waterco and environmental consultant Enzygo.

The overall 24-acre plot includes the Morton’s Dairies site and is allocated for housing in the adopted Sefton Local Plan. The revised plans include 88 affordable homes, equating to slightly more than 30% of the scheme’s total – as did the previous iteration’s proposal of 99 such homes.

Of the market housing, 50 are proposed as two-bedroom and 81 as three-bedroom, the latter figure being very slightly below the 40% set out by policy.

According to the officers’ report, the Section 106 agreement will ask for a contribution of around £166,000 to local health and medical facilities, along with smaller contributions to cover maintenance of on-site public open space and to mitigate the impact of recreational pressure on the Sefton coast.

Lydiate Parish Council has lodged an objection to the scheme, while 50 neighbour responses have also been recorded in the planning officers’ report.

Sefton’s planning committee will consider the scheme on Wednesday, with approval recommended.
